According to a migration trend survey by Storagecafe.com, an online platform that provides a list of storage units across the country, New Yorkers are the largest group moving to Florida, with over 72,000 people migrating to the latest data samples.
A significant portion of these newcomers are retired, with 28% in the baby boomer generation. They are primarily drawn to Florida’s reputation as a retirement shelter. More than half of New Yorkers relocating to Florida buy homes shortly after they arrive, and on average they use home costs nearly 10% lower than New York’s housing costs.
Florida’s appeal is not limited to New Yorkers. It also attracts tens of thousands of people from nearby East Coast Provinces. In 2023, more than 35,000 New Jersey residents moved to Florida, enjoying an even bigger home discount of around 17%. Pennsylvania has dispatched more than 28,000 residents, many of whom are high-earning young professionals with an average income of $80,000. In particular, nearly 39% of Pennsylvanians work remotely, allowing them to fully enjoy the benefits of Florida lifestyle.
Additionally, Californians are increasingly migrating to Florida, with over 37,000 people moving in 2023. Florida homes are 48% cheaper than California homes, allowing 52% of newcomers from California to buy the home right after they arrive.
Methodology
This analysis was done by Storagecafe, an online platform that provides a list of storage units across the country.
This report ranked all US states and the District of Columbia based on net transfers.
Migration numbers, income levels, homeownership status, employment-related information, education achievement, and other demographic characteristics of people migrating around the country come from the US Census.
To clarify domestic immigration trends in the country, we used population data from the 2014-2023 US Census American Community Survey.
To determine state-to-state transition patterns, we turned to the 2023 US Census American Community Survey PUMS Microdata.
Additionally, we ranked the states of the country based on the number of net newcomers per 1,000 residents.
We achieved median home prices at national and state levels based on the housing unit values occupied by owners in 2023 from the US Census. The rent is also from the 2023 US Census American Community Survey.
We used data on rental prices and availability for self-storage from Storagecafe’s sister division, Yardi Matrix, and used business development and asset management tools from brokers, sponsors, banks and stock sources.
