The new condo tower, which first rose to Las Olas Boulevard for the first time in 20 years, soars into the air at 540 feet and becomes the tallest building in Fort Lauderdale.
It is known as a residence called the 46-storey tower and is scheduled to open in 2027. The $350 million project will bring in 163 units and start at $2 million.
Downtown skyscrapers should be head turners with sophisticated designs by Pininfarina, the company behind Ferrari. The winding wraparound balcony, offering panoramic views of Fort Lauderdale, gives the building a flowing, wave-like look.
Undare rises next to Tunnel Top Park at 521 E. Las Olas Blvd., just two miles from the beach on the west side of the US 1 Tunnel.
The associated group, Miami’s largest condominium developer, bought the parcel more than five years ago and decided it was right to build a luxury condominium in downtown Fort Lauderdale, Nick Perez told the South Florida Sun Sentinel.
“This is the 10th breakthrough in Fort Lauderdale since 2010,” Perez, president of the associated condominium division, said at a lively groundbreaking ceremony on Thursday.
But it will be the first condo built into downtown Fort Lauderdale.
“The destruction of Andare is a significant milestone for both related Lauderdale and Fort Lauderdale,” Perez said. “We have known this market for years and helped to transform it, but it has been 20 years since the fortune of this caliber rose above Las Olas.
Once built, Andrea will become the tallest building in downtown. For now, that distinction is held by the 100 Las Olas, a luxurious 45-story condominium tower, 499 feet tall.
“The Pile Rig will be here on June 1st,” Perez said. “The tower crane will go up at the end of summer.”
When related authorities were planning the project, Perez said he asked people if they wanted an apartment or condo.
“Overwhelmingly people said they wanted a condo,” he said. “The condo market has really heated up considering the shift with Covid. The buyers here are locally and very wealthy. These buyers come from the big houses at Lighthouse Point and the big houses at Las Olas.
The units, including the penthouse, are already on sale 50%, said Daniel Teisheira, Andea’s vice president of sales.
“The buyers at the penthouse live three blocks away,” Teisheira said. “The secret to this site is that you feel like you’re in the Las Olas Shopping District. It’s a walkable community. That’s the biggest reason people are buying here.”

Northup buyers are already familiar with Fort Lauderdale, Teixeira said.
“In Chicago and New York, there was no need to sell Fort Lauderdale,” he said. “They all know Fort Lauderdale. They’re not just the beach, they’re Las Oras. Las Oras is now synonymous with Fort Lauderdale.”
Most units in the Underree range in sizes from 1,800 to 4,300 square feet or more.
The $16 million marquee penthouse in Andare is over 6,000 square feet and features a wine room along with a private theater.
Andal residents will have access to more than 35,000 square feet of amenities.
On the 10th floor there is a wellness spa with a state-of-the-art fitness centre, pickle ball courts, a wellness spa with a dedicated salt, sauna, steam and massage room, as well as a hot and cold plunge pool.
The 11th floor of Andare includes a private dining room with a catering kitchen. A sports lounge with a game table. Executive lounge with private conference rooms and resident club lounge with central bar.
On the rooftop, residents find outdoor kitchens, swimming pools, private cabanas, vast sundecks, hot tubs and food and beverage services.
On the first floor is a 6,000-square-foot restaurant envisioned by restaurant manager Tim Petrillo, CEO of the restaurant.
Petrillo’s portfolio of restaurants in Fort Lauderdale includes Yolo, Jabba & Jam, Casablanca, S3 (Sunsurf Sand), Boatyard, Taste, Rooftop @1wlo, Nub Rooftop and Tarpon River Brewing.
Petrillo said he doesn’t have the name of his new venture yet, but will do so by 2027.
“It’s a great place,” he said. “I’m very bullish on Las Olas, so I thought I’d jump on the opportunity to get the place.”
