Kissimmee, Fla. – Orlando Health has acquired vacant land near Kissimmee Gateway Airport.
Real estate records show that the non-profit health system purchased 2.24 acres on Osceola Village Drive from Plaza Street Fund 201 LLC for $3 million. The land is currently undeveloped and has no official address, but is zoned for commercial use. Orlando Health said the site will be used to meet “the future health care needs of the region,” but specific plans have not been revealed yet.
The property is across John Young Parkway from New Lancaster Ranch Park, a 150-acre city park developed in stages by the city of Kissimmee. The first $5 million phase opened in March, including a petting zoo run by Green Meadows Petting Farm.
Nearby Everestri Habilitation Hospital LLC is building a 40,000-square-foot hospital at 2040 Osceola Village Drive. The facility will expand to 53 36 inpatient beds with space if demand increases. The start date has not been announced.
Matthew Weinberger, vice president of Lee & Associates Central Florida, said the presence of Everest Hospital could affect how Orlando Health develops newly purchased sites. Potential uses include self-supporting emergency departments or multi-tenant clinic buildings. “That 2.2 acres are a clean cookie cutter site for 15,000 to 20,000 square feet of build-out,” Weinburger told Orlando Business Journal.
He said healthcare developments in central Florida often follow the growth of housing, with outpatient facilities being built to support the growing area. According to the U.S. Census Bureau, the population in the Kissimmee region has increased sharply, up from 59,682 residents in 2010 to an estimated 84,756 in 2024.
The land is located near several residential and commercial projects, including 137 detached houses, the origin of 316 units of Single Creek apartments, and 302 townhomes in the Osceola Village Development. A new PJ coffee location is also planned for the nearby retail centre.
Orlando Health managed $12 billion in assets and reported $7.2 billion in revenue for fiscal year 2024. The system operates facilities in Florida, Alabama and Puerto Rico, employs over 38,000 staff and 1,800 doctors. Over the past year, it recorded over 242,000 inpatient visits and 6.9 million outpatient visits.
