As historic Beach Theatre finally reopens, here are 5 things to know

ST. PETE BEACH — One hundred people visited the baby blue movie theater at 315 Corey Ave. on a recent Monday, hungry for popcorn and drama on a big screen.

Some arrived in a pack with neighbors from the same condo building. One woman walked inside, made a beeline for the front row and sat down. Then she cried.

This crowd didn’t just flock to see the 2023 film “Barbie,” which was playing all week during the theater’s soft reopening. They came to be part of a real-life comeback story: For the first time in 13 years, a movie was playing inside the historic Beach Theatre.

The art deco theater opened in 1940 and closed in 2012. It has remained shuttered since. For much of that time, legal entanglements kept the structure in limbo. Christopher Scott, an England man who had moved to St. Pete Beach, purchased it for $652,000 in 2021. A few years later, he sold it to the Hockman family for $1 million. They officially took over in spring 2024.

On Friday, July 18, they will debut the theater’s new era with a grand reopening.

Ron and Sissy Hockman, who live just 10 minutes away, frequented the theater for movie dates during the 1980s. Their daughter Hannah, 26, now serves as the theater’s director.

Hannah Hockman carries around a keychain made of wood from the old Beach Theatre stage. She’s been steadily vlogging the process of bringing the theater back to life on her YouTube channel. She even knows the exact number of days that have passed since the theater officially became theirs.

“She keeps working, till 11, 12 o’clock at night. She’ll send me messages like, ‘I’m doing this, what do you think?’” Ron Hockman said with a smile. “I’m sleeping, that’s what I think.”

“If there’s a driving force in this whole building, it’s her,” he said.

Ahead of the grand opening, the Hockmans gave the Tampa Bay Times a tour of the new space. Here are five things to look out for.

The Hockmans knew the community yearned for a local movie theater again. They also wanted to bring in something new. Hannah Hockman has a background in live theater, from working with Bay Area Performing Arts & Casting since childhood to freelancing with ThinkTank Theatre. She studied directing and theatrical production at Eckerd College.

The Hockmans added three separate sound systems to host live music and theater as well as films. They installed a new 2K projector and a 19- by 14-foot retractable screen, plus several dressing rooms.

The family took inspiration from other historic theaters with hybrid offerings, including the Dallas Civic Theater in Georgia and the Tampa Theatre. Ideally, the Beach would host two to three films and at least one live entertainment event per month.

Hannah Hockman said she wants to embrace screenings from indie filmmakers. There will be a play festival in September to showcase local playwrights.

A completely updated interior

When the Hockmans acquired the theater, “there were the four walls and that was it,” Hannah Hockman said. Water poured inside when it rained. The family lovingly referred to the holes in the ceiling as “skylights.”

But it wasn’t just the roof that had to be replaced. The foundation was built well before the Americans with Disabilities Act of 1990.

Tropical storm Debby and hurricanes Helene and Milton punched out the back wall and flooded the stage. Eighteen truckloads of dirt, freshly dumped ahead of a concrete pour for the new floor, melted into a sea of mud.

“At the lowest point of the theater, we had six feet of water,” Hannah Hockman said.

“The one thing we were trying to save was the stage, because everything else was already gone,” Sissy Hockman added. “There wasn’t a lot here by the time we purchased it.”

Sissy Hockman remembers times when she couldn’t even sit next to her partner in the old Beach Theatre because the old red seats were tilted and falling apart.

The new aisles are wide and the seats are comfy. Ron Hockman, who has a 6-foot-5 friend, wanted lots of leg room.

There are now 175 new seats, upholstered in teal cloth. Shades of azure, navy and cerulean can be found on the carpet, walls and curtains. The family calls the vibe “Beach Theatre blue.”

It continues the color palette found on the exterior, and plays into the “Art Deco meets beach” brand of coastal charm. Bathrooms and concession stands have been updated with blue art deco tiles and wallpaper, plus countertops made of recycled sea glass.

Nods to the past — and previous owner

When the Beach Theatre debuted in January 1940, the building “couldn’t open at night because of German U-boats,” Sissy Hockman said. “The whole strip of beach had to be dark.”

Since then, the building has been featured in films from “Summer Rental” to “Spring Breakers.” The Hockmans want to honor it all.

The old projector — aged 85 years and weighing 600 pounds — has been replaced and donated to a museum in Plant City. But the Beach Theatre’s T-shirts have a drawing of the machine on the back.

Sissy Hockman focused on pulling in vintage details, like milk glass light fixtures and arches over the stage and doorways. She was amused that the art deco-style carpet they picked out is called “Gatsby” on the flooring company’s website.

The family found a plastic tub with original red marquee letters inside the building, plus hundreds of movie posters. Many of the posters were donated, but they saved several including one for “GoldenEye.” Hollywood screenwriter Michael France, the last person to own the theater before it sat dormant, worked on the movie (among many others) before his death in 2013.

The Hockmans plan to screen “GoldenEye” at the end of July as a tribute.

A dedicated documentary

Lunar Speedboat Productions, a husband and wife duo, have been filming the restoration process since before the Hockmans even got the keys for the building.

“So many people are rallying behind this,” said Travis Hawkes, who has been working on the documentary.

“A New Wave: Revival of the Beach Theatre” premieres on July 18 during the grand opening. A trailer showed ahead of the “Barbie” screenings.

When the theater’s logo popped on the screen, everyone in the audience cheered.
