Amazon expands its South Florida operations with leasing major OPA-Locka warehouses

Amazon signed Miami-Dade County’s largest industrial lease in the second quarter of 2025, securing an Opa-Locka 235,850 square feet of warehouse.

The facility, located at 12805 NW 42nd Ave., was developed by Prologis in 2023 and is within a mile of Amazon’s major fulfillment centre at Miami-Opa Locka Executive Airport. Amazon spokesman Owen Torres confirmed the lease and said the site will be used in the AMXL division, which focuses on delivering oversized items such as furniture and large appliances.

“The site will serve South Florida as part of the Amazon distribution network for large packages,” Torres said. “We are always looking for ways to better serve our customers in communities across the country, including South Florida.”

According to Cushman & Wakefield’s latest industrial market report, Amazon’s leases were the largest quarter in the county. Miami-Dade saw a positive net absorption of 450,532 square feet in the first half of 2025, but a wave of inventory in the new warehouse has led to an overall industrial vacancy rising to 6.4%.

Rentals fell 4.6% per square foot to $16.60. The report is expected to slow construction as market changes, but industrial vacancy will slightly surpass 7% next year.
